Orbitus Law LLP advises Vision Contracting Limited on its residential development at Deenagh Park, Killarney
Orbitus Law LLP, through its team of Jennifer Downing, Linda Byrne and Paula O’Halloran, was delighted to advise Vision Contracting Limited on the acquisition of the development site at St. Margaret’s Road, Killarney, Co. Kerry, and to continue supporting the project through the development of the residential scheme now known as Deenagh Park.

At Orbitus Law LLP, we take pride in delivering a tailored, commercially focused legal service to developers, investors and businesses throughout Munster and beyond. Our multidisciplinary approach, encompassing commercial property, corporate, residential conveyancing and taxation matters, enables us to provide practical and strategic advice at every stage of a development project, from site acquisition through to completion and sale.
Recently, we had the pleasure of spending a productive and insightful morning on site at the Ross-Park Residential HS Limited development at Deenagh Park, St. Margaret’s Road, Killarney, alongside the team from Vision Contracting Limited, including Colm Fehily and Project Manager, Paul Daly.
All homes sold at the development to date have been purchased off the plans, reflecting the strong level of demand for the scheme. The next release of homes is scheduled for 21 September, through auctioneers Tom Spillane and Michael Coghlan.
The site visit provided a valuable opportunity to gain first-hand insight into the full lifecycle of a residential development. From the turning of the first sod through to foundations, structural works, first and second fix stages, finishing works and final completion, we were afforded a unique perspective on the planning, coordination, expertise and craftsmanship required to deliver high-quality homes.
As legal advisers working closely with developers, builders and purchasers, it is invaluable to develop a practical understanding of the construction process and the operational realities involved in bringing a housing development from concept to completion. Seeing the progression on the ground provides a greater appreciation of the challenges, regulatory requirements, project management considerations and commercial decisions that underpin every successful development.
This deeper understanding strengthens our ability to provide informed, proactive and commercially minded advice to clients. It enhances our capacity to anticipate issues, identify practical solutions and add tangible value throughout the transaction process. Equally, it allows us to build stronger professional relationships by better understanding the objectives and priorities of developers, contractors and purchasers alike.

At Orbitus, we firmly believe that taking the time to understand our clients’ businesses and industries enables us to deliver a higher standard of legal service. By gaining practical insight into the development and construction process, we are better positioned to support clients throughout the lifecycle of their projects while ensuring purchasers benefit from a seamless, informed and efficient experience.
We would like to extend our sincere thanks to Vision Contracting Limited, Colm Fehily and Paul Daly for their hospitality, generosity with their time and willingness to share their knowledge and expertise. The visit was both engaging and educational, providing a fascinating insight into the complexities of modern residential development and the significant dedication, collaboration and skill required to bring a development of this scale successfully to fruition.
We look forward to continuing to work alongside Vision Contracting Limited and supporting the delivery of quality housing developments across the region
